Permits
A city permit and POA approval are two different gates. The permit is about building safety; POA review is about appearance and community rules. On the city side, Canyon Lake typically lands in the $1,000–$1,500 permit band. Treat it as a planning range; fee schedules change. We never bury the city fee in the cover price. If a competing quote does not mention the permit — or the POA — ask. Unpermitted or unapproved structures surface in escrow, on an insurance claim, or when a neighbor calls it in. Retroactive permitting can mean exposing footings. That is a bad way to save a line item.
