RV covers at a glance

A permanent roof for the biggest thing you park at home

An RV left in the Inland Empire sun takes a beating: roof membranes and seals dry out, decals and gelcoat fade, tires check, and rooftop A/C units work harder every summer. A permanent aluminum RV cover keeps the sun, rain, and Santa Ana debris off the coach year-round, without the condensation and abrasion problems of a fitted tarp.

Every Elite Patios RV cover is built to your lot and your rig. We measure the coach (including the rooftop A/C and antenna), check the driveway or side-yard access, and design the cover around the clearance you actually need, then pull the permit and build it. The same structure works for boats, trailers, toy haulers, and extra vehicle parking.

Quick answer: A freestanding aluminum RV cover from Elite Patios costs about $18,800 installed for a 12 × 30 ft cover, $27,900 for 18 × 35 ft, and $32,600 for 18 × 40 ft. That price is the aluminum roof at $30 per square foot, plus steel posts with footings at $1,000 each and two steel beams. A 5½-inch, 3,500 psi reinforced concrete pad adds $23–$27 per square foot. Permitting is quoted as a separate line item.

What an aluminum RV cover costs

Every RV cover is priced the same way: a freestanding aluminum roof at $30 per square foot, plus the steel posts (each set in its own footing) and steel beams that hold it up. Here are the three sizes RV owners ask about most, line by line.

Size (width × length)Aluminum roof

Aluminum roof: freestanding, non-insulated, $30/sq ft. Steel posts: $1,000 each including the footing: six posts on 12 × 30 and 18 × 35 ft covers, eight on 18 × 40 ft. Steel beams: two per cover, $1,000 each on 12 ft widths and $1,500 each on 18 ft widths. Concrete pad: $23–$27/sq ft for 3,500 psi concrete poured 5½” thick reinforced with rebar 2 ft each way over a Class 2 sub base (see pad pricing). Permitting is quoted separately.

  • Size & post countThe roof scales with square footage; longer covers need more posts and footings, and wider covers need heavier beams. Lengths beyond 40 ft, or taller posts for extra clearance, are quoted to the design.
  • Roof panelPricing assumes a non-insulated roof. Ask about upgraded or insulated panels if the cover doubles as shaded workspace.
  • Site & slabAn existing, sound driveway or slab can stay. New pads, demolition of old concrete, or grading are added per square foot.
  • Sides & extrasSide overhangs, partial or full enclosure, lighting, and electrical are options added to the base cover.
Permits are a separate line itemAn RV cover is far larger than the small accessory structures the California Residential Code exempts, so plan on a building permit. Elite Patios runs the permit for you (plans, city submittal, plan-check corrections, and inspections) and lists it on your quote separately from the cover and the slab, because the city fee changes from one city to the next. You are always free to pull the permit yourself.

Sizing your cover

How big should an RV cover be?

Most permanent RV covers are 12 to 18 feet wide, 30 to 40 feet long, and 12 to 14 feet tall. The number that matters most is clear height: the space under the lowest beam or brace, not the peak of the roof.

Width

12–18 ft

12 ft fits a single coach tightly; 18 ft leaves room to open slide-outs, awnings, and doors under cover.

Length

30–40 ft

Add a few feet beyond bumper-to-hitch so the front cap and rear ladder stay shaded. Longer custom spans are available.

Clear height

12–14 ft

14 ft of clearance is the common target for Class A motorhomes and fifth wheels. Measure to the top of the rooftop A/C.

Measure before you callMeasure your rig’s overall length including the hitch or tow bar, and its tallest point including the rooftop A/C, vents, and antenna. Then add working room: we size the cover’s lowest beam (not its peak) to clear the coach with margin to spare. We confirm every number on site during your free consultation.

Concrete pads

Concrete RV pad pricing

Need a level, solid surface under the cover? We pour RV pads at $23–$27 per square foot using 3,500 psi concrete, 5½ inches thick, reinforced with rebar 2 ft each way over a Class 2 sub base, the same crew and the same quote as the cover.

Pad sizeCoverageConcrete pad priceSpec
12 × 30 ft360 sq ft$8,280–$9,7203,500 psi · 5½” thick · rebar 2 ft each way · Class 2 sub base
18 × 35 ft630 sq ft$14,490–$17,0103,500 psi · 5½” thick · rebar 2 ft each way · Class 2 sub base
18 × 40 ft720 sq ft$16,560–$19,4403,500 psi · 5½” thick · rebar 2 ft each way · Class 2 sub base

Pricing assumes minimal grading and a level area. If we need to remove dirt or bring in dirt, it will cost more, and prices may change after a job site inspection. Pads can be poured larger than the cover for an apron or walkway.

Design options

RV cover styles we build

Every cover is custom-sized. Most RV owners start with a freestanding solid roof and add sides or overhangs to suit the lot.

Freestanding RV cover

Our standard RV cover: independent posts and beams, no attachment to the house, ideal for side yards and long driveways.

Freestanding covers

Side overhangs

Extended eaves on the sun-facing side cut afternoon glare on the coach’s sidewall, slide-outs, and windows.

Solid roof covers

Partially or fully enclosed

Add side panels on one, two, or three sides for wind, privacy, and an HOA-friendly look from the street.

Colors & finishes

Match your home’s trim and stucco with factory-finished aluminum in a range of colors so the cover looks built-in.

Questions

Aluminum RV cover FAQs

How much does an aluminum RV cover cost?

An installed freestanding aluminum RV cover from Elite Patios costs about $18,800 for 12 × 30 ft, $27,900 for 18 × 35 ft, and $32,600 for 18 × 40 ft. Each price is the non-insulated aluminum roof at $30 per square foot, plus steel posts with footings at $1,000 each (six posts on 12 × 30 and 18 × 35 ft covers, eight on 18 × 40 ft) and two steel beams ($1,000 each on 12 ft widths, $1,500 each on 18 ft widths). Permitting is quoted as a separate line item.

How much is an RV cover with a concrete pad?

With a new 3,500 psi reinforced concrete pad underneath, a complete RV cover runs about $27,080–$28,520 for 12 × 30 ft, $42,390–$44,910 for 18 × 35 ft, and $49,160–$52,040 for 18 × 40 ft, before permitting. If you already have a sound slab or driveway, you only pay for the cover.

How much does a concrete RV pad cost?

Concrete RV pads run $23 to $27 per square foot, poured with 3,500 psi concrete 5½ inches thick, reinforced with rebar 2 ft each way over a Class 2 sub base. A 12 × 30 ft pad is about $8,280–$9,720; an 18 × 35 ft pad about $14,490–$17,010; and an 18 × 40 ft pad about $16,560–$19,440.

What size RV cover do I need?

Most permanent RV covers are 12 to 18 feet wide and 30 to 40 feet long. A 12 × 30 ft cover suits a smaller travel trailer or compact motorhome; 18 × 35 ft and 18 × 40 ft are popular standard sizes for travel trailers, midsize RVs, and longer motorhomes or fifth wheels. Size it a few feet longer than your rig, including the hitch, and wide enough to open slide-outs and awnings.

How tall should an RV cover be?

RV covers are typically 12 to 14 feet tall, and 14 feet of clear height is a common target for larger motorhomes and fifth wheels. Clear height is measured under the lowest beam or brace, not the peak of the roof, and it needs to clear the rooftop air conditioner, vents, and antenna, not just the roofline.

Do I need a permit for an RV cover?

Plan on it. An RV cover is far larger than the small accessory structures the California Residential Code exempts from permits, so cities in Western Riverside County will expect a building permit. Elite Patios handles the plans, submittal, corrections, and inspections, and lists the permit on your quote as a separate line item because city fees vary. City permit fees also vary with size and complexity. You are free to pull the permit yourself.

Can an RV cover be used for a boat or extra vehicles?

Yes. The same freestanding aluminum structure covers boats, toy haulers, utility trailers, and extra vehicles. Size the cover to your longest and tallest piece of equipment, and consider an 18 ft width if you want two items side by side.

Can I add sides or enclose my RV cover?

Yes. Covers can be built open, with side overhangs on the sun-facing side, or partially or fully enclosed with side panels for wind protection and privacy. Enclosure and electrical are priced as options on top of the base cover.
